The application site comprises a derelict and vacant, purpose built 5 storey office building located on the west side of the Hogarth roundabout at the junction of Burlington Lane (A316) and Hogarth Road (A4). The lower two floors of the building, being the ground floor and mezzanine, comprise former office reception areas (approximately 160m²) car parking bays, security office, storage area and mechanical plant rooms. The former office space occupies the floors above at first, second and third floor levels.

Being located on the apex of Hogarth Roundabout the site is visually quite prominent marking a major entry point into the London Borough when approached westwards along the A4 trunk road. The road is a major traffic route with east bound traffic traveling towards Hammersmith and central London and west bound traffic towards Heathrow airport and the M4 motorway.

The total gross floor space of the building covering all floors is approximately 8270m², and was vacated by the previous office tenants circa 2016.
